TL;DR: Kondapur is the residential middle ground between Madhapur, HITEC City and Gachibowli. It is calmer than Madhapur and has more gated communities, but it is not walkable by default, so plan on a bike, an office cab or daily rides. For flats, Kondapur is often cheaper than Madhapur. For branded PGs, it is not: the median starting rent across 8 Kondapur listings was Rs. 11,500 in October 2026, against about Rs. 10,800 in Madhapur. Raghavendra Colony near the RTO is the most livable pocket for first-time movers.
Jump ahead:
Many people end up in Kondapur after Madhapur flat rents feel too high and Gachibowli feels too far from HITEC City. That can be a good outcome. This guide explains how Kondapur actually works, pocket by pocket, so you can decide whether it fits before you start comparing rooms. If you have already decided, see live options on our PG in Kondapur page.
It depends on what you are renting.
Flats: usually yes. Kondapur has more newer apartment stock and gated communities than inner Madhapur. ANAROCK’s Q1 2026 Hyderabad report puts a 700 sq ft 2BHK at Rs. 28,700 to Rs. 34,000 a month in Kondapur, against Rs. 32,000 to Rs. 43,000 in neighbouring Gachibowli. Split two ways, that is about Rs. 14,000 to Rs. 17,000 per person before bills.
Branded PGs: no. We compared every branded PG and co-living listing on InstaDwell in both areas on October 19, 2026.
| Measure | Kondapur | Madhapur and HITEC City |
|---|---|---|
| Listings | 8 | 10 |
| Lowest starting rent | Rs. 8,058 | Rs. 6,281 |
| Median starting rent | Rs. 11,500 | About Rs. 10,800 |
| Highest starting rent | Rs. 12,500 | Rs. 19,295 |
Starting rents are usually shared-room rates.
Kondapur’s branded supply is mostly HelloWorld and Stanza Living properties starting around Rs. 9,900 to Rs. 12,500, while Madhapur also has several Zolo properties starting between Rs. 6,300 and Rs. 7,300. So if you are moving to Kondapur only to save on a managed PG, the numbers do not support it. The real saving comes from shared flats, or from choosing Kondapur for its quieter, more residential feel.

Most renters do not start their search with Kondapur. They start with Madhapur or HITEC City, then move outward when:
Kondapur becomes the middle ground. It is closer than Gachibowli to Mindspace, more residential than Madhapur, and has more gated communities than either. But conditions change a lot from one pocket to the next, so it pays to choose the pocket before the property.
Treating Kondapur as a single locality is the fastest way to regret moving here.
The most livable pocket for first-time renters.
What works
What doesn’t
Best for: professionals who want livability without Madhapur flat rents.
This side looks attractive on a map but behaves very differently in real life.
Best for: people with fixed office cabs or predictable routines.
Anjaiah Nagar, close to Kondapur, is one of the cheaper pockets for PGs and shared flats. The savings are real, but building quality varies a lot, especially natural light, ventilation and how cramped the rooms are. Visit both in daylight and in the evening before you commit.
Avoid if: you rely on flexible hours or public transport.
Kondapur is not walkable by default. You get walkability only if you live in specific Raghavendra Colony pockets or inside a gated community with its own amenities.
For everyone else:
There is no metro station in Kondapur. The nearest Blue Line stations are on the Madhapur and HITEC City side.
Kondapur is one of those areas where PG searches often turn into flat rentals once people see real prices and living conditions.
The things to check in a PG here are room size, food consistency, whether the bathroom is shared and how strict the house rules are. A shared flat often costs about the same or slightly more but gives you a kitchen, personal space and control over your routine. If you are paying Rs. 17,000 or more for a PG here, you are paying for convenience, not comfort.
Commuting is manageable only if expectations are realistic.
| Destination | Bike | Cab or office cab | Public transport |
|---|---|---|---|
| Gachibowli | About 12 min (about 6 km) | About 12 min | About 1 hr 7 min, around Rs. 50 |
| HITEC City and Mindspace | About 13 min (about 6 km) | About 14 min | About 45 min, around Rs. 25 |
| Financial District | About 20 min (10.9 km) | About 21 min | About 1 hr 39 min, around Rs. 70 |
All times were checked on October 19, 2026 in light to typical traffic. Peak hours, especially around the Botanical Garden Road and Mindspace junctions, can add a lot to the bike and cab times. Bus times include the walk to and from the stop, which is about 20 minutes at the Kondapur end.
Routes: HITEC City and Mindspace via Botanical Garden Road and Mindspace Road. Gachibowli via Gachibowli Road and the Old Mumbai Highway. The Financial District via the Nehru Outer Ring Road.
The Financial District is closer than it looks. By bike or cab, Kondapur to the Financial District takes about 20 minutes via the Nehru Outer Ring Road, faster than the drive from Madhapur, which is about 30 minutes. By bus it is a different story. You take the 10H from Kondapur to Shilparamam, walk across to Cyber Towers, then the 195JW towards WaveRock to Nanakramguda, which adds up to well over an hour and a half.
The bus works for HITEC City, not much else. The 10H or 127K from Kondapur to Hitex gets you to HITEC City in about 45 minutes door to door for around Rs. 25. Gachibowli needs a change at Cyber Towers and takes over an hour, even though it is only about 12 minutes by bike.
Verdict: with a bike or an office cab, Kondapur works for Madhapur, HITEC City and even the Financial District. Without one, the daily commute will test your patience.
Kondapur has a mixed but clearly residential personality.
Who lives here
Food and going out. Nightlife is limited compared with Madhapur. Unlike Gachibowli’s DLF food street, Kondapur has no single food hub. Sarath City Capital Mall (with AMB Cinemas) and the RTO Road eateries are the main draws, and most residents rely heavily on food delivery unless they live close to either. Social life mostly happens inside housing societies, not on the street.
Best fit
Not ideal for
Why people choose Kondapur: newer buildings, more gated communities, a calmer feel and closeness to the IT corridor.
What to weigh before a long stay: peak-hour congestion around the Botanical Garden Road and Mindspace junctions, and water and power reliability, which varies by building. Ask current residents about both.
Is Kondapur a good place to live? Yes, if you work in HITEC City, Kondapur or Gachibowli and have a bike or office cab. It is calmer and more residential than Madhapur. It is a poor fit if you rely on walking or the metro.
Is Kondapur cheaper than Madhapur? For shared flats, often yes. For branded PGs, no. In October 2026 the median branded PG starting rent was Rs. 11,500 in Kondapur against about Rs. 10,800 in Madhapur and HITEC City.
Which part of Kondapur is easiest for first-time renters? In our view, Raghavendra Colony near the Kondapur RTO, because it has cafes, eateries and some walkability for daily needs. Other pockets suit people with their own transport or a fixed office cab.
Is there a metro station in Kondapur? No. The nearest Blue Line stations are on the Madhapur and HITEC City side, so most residents use bikes, cabs or office transport.
Kondapur or Gachibowli, which is better? Kondapur is better if your office is in HITEC City or Mindspace. Gachibowli is better if you want to walk or take a very short ride to the Financial District. If you have a bike or office cab, Kondapur to the Financial District is only about 20 minutes via the ORR. See our Gachibowli and Financial District living guide for that side.
Kondapur is not cheaper because it is worse, and for managed PGs it is not cheaper at all. It works when you understand the micro-locations, have your own transport, and choose it for its calmer residential feel rather than for a small saving on rent.
When you are ready to compare rooms, see current rents on our PG in Kondapur page.
