TL;DR: We recorded the starting rate of 109 managed PG listings from Zolo, Stanza Living and HelloWorld across 7 Bangalore areas on 21 October 2026. The median starting rate in this sample was ₹9,999 a month: half started under ₹10,000 and 37% under ₹8,000. These figures describe managed listings on InstaDwell, not every PG in Bangalore. Marathahalli had the lowest median (₹6,613) and Indiranagar the highest (₹14,572), and Koramangala’s managed listings (median ₹9,080) started lower than Bellandur and HSR Layout, mostly because of its operator mix. A starting rate is the cheapest room currently available, usually a bed in a 2 or 3 sharing room, so single rooms cost more. To compare live listings, see PG in Bangalore on InstaDwell.

Bangalore PG rent depends on four things: the area, the room type, whether food is included, and whether the PG is run by a managed operator or a local landlord. Most rent guides give you ranges with no source. This one starts with real numbers: the starting rate of every managed listing we could see in seven key areas on a single day. If you already know your budget and just want a room, compare live listings on PG in Bangalore.
On 21 October 2026 we recorded the advertised starting rate of every managed PG and co-living listing on InstaDwell inside seven Bangalore areas: 109 listings from Zolo, Stanza Living and HelloWorld. Listings outside the area (for example, a Kadubeesanahalli property showing up in a Bellandur search) were left out.
| Area | Listings | Lowest | Median | Highest | Middle half of listings |
|---|---|---|---|---|---|
| Marathahalli | 12 | ₹4,898 | ₹6,613 | ₹10,399 | ₹5,118 to ₹7,551 |
| Whitefield | 11 | ₹6,123 | ₹7,440 | ₹12,499 | ₹6,586 to ₹9,299 |
| Electronic City | 30 | ₹4,797 | ₹7,554 | ₹16,299 | ₹7,181 to ₹8,438 |
| Koramangala | 13 | ₹7,098 | ₹9,080 | ₹19,399 | ₹7,869 to ₹12,792 |
| Bellandur | 10 | ₹10,599 | ₹11,572 | ₹23,720 | ₹11,024 to ₹13,424 |
| HSR Layout | 27 | ₹8,651 | ₹13,448 | ₹35,000 | ₹12,170 to ₹15,500 |
| Indiranagar | 6 | ₹13,485 | ₹14,572 | ₹24,000 | ₹13,704 to ₹18,215 |
| All 7 areas | 109 | ₹4,797 | ₹9,999 | ₹35,000 |
How to read these numbers: a starting rate is the cheapest room currently available on the listing. It is not the average rent people pay. Zolo listings show only the room types available right now, so a cheaper sharing room can exist but be full on the day you look. Higher room types in the same building cost more. The data covers managed operators listed on InstaDwell only, not local landlord PGs. Operator websites sometimes show slightly different prices from the listing, so always confirm the final rent. Prices change often, so treat this as a snapshot and check PG in Bangalore for today’s rates.
The live data tells you where the cheapest beds start. This table adds what you are paying for in each area.
| Area | Median Starting Rate | Starting Rates Run From | What You Are Paying For |
|---|---|---|---|
| Indiranagar | ₹14,572 | ₹13,485 to ₹24,000 | Purple Line metro, central location |
| HSR Layout | ₹13,448 | ₹8,651 to ₹35,000 | Planned sectors, startup hubs |
| Bellandur | ₹11,572 | ₹10,599 to ₹23,720 | Walk or short ride to ORR tech parks |
| Koramangala | ₹9,080 | ₹7,098 to ₹19,399 | Startup offices, food, Christ University |
| Electronic City | ₹7,554 | ₹4,797 to ₹16,299 | Infosys, Wipro, Yellow Line metro |
| Whitefield | ₹7,440 | ₹6,123 to ₹12,499 | ITPL, EPIP, Purple Line metro |
| Marathahalli | ₹6,613 | ₹4,898 to ₹10,399 | Budget ORR base, dense food scene |
| Monthly Budget | What You Typically Get | Where the Live Data Says to Look |
|---|---|---|
| Under ₹6,000 | 3 sharing, basic amenities | Marathahalli, Electronic City |
| ₹6,000 to ₹8,000 | 2 or 3 sharing | Whitefield, Electronic City, Koramangala, Marathahalli |
| ₹8,000 to ₹12,000 | 2 sharing, often meals with Stanza Living | Koramangala, Bellandur, Whitefield, HSR Layout |
| ₹12,000 to ₹18,000 | 2 sharing in premium areas, often with more amenities | HSR Layout, Indiranagar, Bellandur, Koramangala |
| ₹18,000+ | Premium buildings, studios or single rooms | Indiranagar, Koramangala, HSR Layout, Bellandur |
A single room, meaning a private room for one person, is priced separately from the starting rate you see on listings. The starting rate is usually a bed in a 2 or 3 sharing room, so expect a single room in the same building to cost noticeably more.
Single room prices aren’t consistently published, and they change with availability, so ask the operator directly. Before you pay, confirm:
If budget matters, start in the areas with the lowest starting rates (Marathahalli, Whitefield, Electronic City), where a single room is most likely to stay within a mid-range budget.
Food is the biggest cost that the headline rent can hide.
The rule of thumb: compare the rent difference between a PG with and without meals against the ₹3,000 to ₹6,000 you would spend on food yourself. If you eat two meals a day at home, a PG with meals usually works out cheaper. If you eat at the office cafeteria, a PG without food can save you money.
Most branded co-living menus serve South Indian breakfasts and North Indian dinners (roti, dal, sabzi). If you need a specific diet, ask for the weekly menu before booking.
If budget is the main filter, these are the realistic floors in October 2026:
A cheap bed far from work can cost more than it saves. A ₹2,000 saving disappears quickly if you spend ₹100 a day on autos to reach your office.
Working women’s hostels and ladies PGs overlap, but they work differently.
Ladies PG rent vs gents PG rent: in managed co-living, rent is set by room type, not gender. Most listings in our data are co-living buildings where shared rooms are matched by gender at the same price. The difference you will notice is in rules (entry times, guest policies), not price. Compare current options on PG in Bangalore.
Bangalore PG rent in 2026 follows a clear pattern: increases in high-demand corridors, relative stability in budget zones, and a growing gap between managed co-living and local landlord pricing.
This is a directional read of the market, not a measured price index. We will compare against the October 2026 snapshot above in future updates of this guide.
| Area | Direction | Main Driver |
|---|---|---|
| Indiranagar | Up | Return-to-office demand near the metro |
| Koramangala | Up | Sustained startup-sector demand |
| Bellandur / ORR | Up | RTO mandates at Ecoworld and Ecospace |
| Whitefield | Up | Purple Line connectivity |
| Electronic City | Flat | High managed supply, especially Zolo |
| Mathikere / Hesaraghatta Rd | Up | IISc and Ramaiah student demand |
| Manyata Tech Park belt | Up | North Bengaluru IT expansion |
Return-to-office mandates are the biggest driver in the ORR and Indiranagar corridors. As MNCs moved from 2-day to 4-day office requirements, demand for PGs within 3 km of tech parks rose noticeably, particularly in Bellandur, Kadubeesanahalli and the Outer Ring Road stretch.
The Purple Line has added a connectivity premium to Whitefield. Areas that were previously considered inconvenient now attract tenants who would have defaulted to Koramangala or HSR two years ago, gradually pushing Whitefield rents upward.
Electronic City remains the exception. It had the most managed supply in our October 2026 check (30 listings), and its median starting rate (₹7,554) was among the lowest of the seven areas.
Managed co-living usually costs more than a comparable local landlord PG, but includes housekeeping, maintenance support and documented deposit terms, and often meals. For freshers relocating from another city, the premium is often worth it for the first 6 to 12 months, until you know the city well enough to negotiate independently.
Student PG rent clusters around a handful of campus areas. Here is what a shared room typically costs near the main institutions. These ranges are indicative and were not part of our October 2026 dataset, except Christ University, where Koramangala and SG Palya managed listings started from ₹7,098.
| College or Institution | Areas Students Pick | Typical Shared Room Rent |
|---|---|---|
| Christ University / Jain University | Koramangala, SG Palya, BTM Layout | ₹8,000 to ₹13,000 |
| IISc Bangalore | Mathikere, Hesaraghatta Road, Yeshwanthpur | ₹7,500 to ₹11,000 |
| MS Ramaiah / RVCE | Mathikere, Rajajinagar, Vijayanagar | ₹7,500 to ₹11,500 |
| Reva University | Rajanukunte, Hesaraghatta Road, Yelahanka | ₹6,799 to ₹9,000 |
| MBA colleges near Whitefield | Whitefield, Mahadevapura, Marathahalli | ₹8,000 to ₹12,000 |
For most students, a three-sharing room with meals is the most affordable managed option. For a campus-by-campus breakdown, see our PG near Christ, PES and Jain University guide.
The headline rent is rarely the full monthly cost. Before you compare two PGs on price, check these:
The market is flooded with fake listings designed to prey on newcomers. According to recent reports from the Times of India, cybercrime complaints regarding rental fraud have risen sharply.
1. The “Visiting Charge” Scam. You see a stunning room online at an unbelievably low price. When you call, the “owner” asks for ₹2,000 to ₹5,000 as a “Gate Pass” or “Visiting Token”. Once you pay via UPI, they block your number. Never pay money just to see a property.
2. The “Fake Listing” Bait. Scammers steal photos from hotels or high-end apartments and list them as PGs on classified sites. If a fully furnished room in Koramangala is listed at ₹8,000 and looks like a 5-star hotel, it is a scam.
3. The “Processing Fee” Trap. Some brokers ask for a “booking token” to block a room before you land in the city, then claim it is “unavailable” and refuse to refund the token, citing processing charges.
Bengaluru is famous for the “10-Month Advance” rule, where landlords demand close to a year’s rent as a security deposit for flats. This is a big reason PGs and co-living spaces keep growing.
| Expense Type | Budget Areas | Premium Areas | Security Deposit Norm |
|---|---|---|---|
| Shared PG Bed (median starting rate, Oct 2026) | ₹6,613 to ₹7,554 (Marathahalli, Whitefield, Electronic City) | ₹11,572 to ₹14,572 (Bellandur, HSR, Indiranagar) | 1 to 2 months’ rent (managed) |
| 1 BHK Flat | ₹14,000+ | ₹22,000+ | 6 to 10 months’ rent |
While a flat might look cheaper per head if you split it, the upfront capital (often more than ₹1.5 Lakhs including furniture) makes it hard for freshers. For a fuller comparison, read our co-living vs flat rentals in Bengaluru report.
Metro access changes how much you spend on last-mile travel. Here is where things stand in October 2026.
| Area | Metro Status | Nearest Line or Station |
|---|---|---|
| Whitefield | Operational | Purple Line (Whitefield to Kundalahalli stretch) |
| Indiranagar | Operational | Purple Line, Indiranagar and Swami Vivekananda Road |
| Electronic City | Operational | Yellow Line |
| Bellandur / ORR | Under construction | Blue Line (Silk Board to KR Puram) |
| Marathahalli | Under construction | Blue Line (Silk Board to KR Puram) |
| HSR Layout | Nearby / under construction | Yellow Line at Silk Board, Blue Line under construction |
| Koramangala | No station yet | Bus and auto dependent |
Opening dates for lines under construction keep shifting, so check BMRCL for the latest. If you live away from an operational line, budget ₹1,000 to ₹2,000 a month for last-mile autos.
| Factor | Traditional PG | Managed Co-Living |
|---|---|---|
| Run by | Private landlord | Operator (Zolo, Stanza, HelloWorld) |
| Curfew | Usually enforced, varies by landlord | Rules exist, enforcement varies |
| Amenities | Basic, often stretched thin | Standardized, better maintained |
| Maintenance | Call the owner and wait | App-based ticket system |
| Deposit | 1 to 3 months, informal, hard to recover | 1 to 2 months, documented |
| Cost | Lower base price | 20 to 40% higher, but all-inclusive |
For a deeper breakdown, read our Co-living vs PG comparison guide or PG vs Hostel vs Co-living.
Traditional PGs run by individual landlords often have curfews, with timings set by each landlord and sometimes stricter for women. Managed operators like Stanza, Zolo and HelloWorld have guest and late-entry rules on paper, but enforcement depends on the property manager. Policies around opposite-gender guests remain restrictive across both categories, so ask explicitly before booking.
Q: What is the average PG rent in Bangalore?
There is no reliable city-wide average. In our October 2026 check of 109 managed listings from Zolo, Stanza Living and HelloWorld, the median starting rate was ₹9,999. Local landlord PGs aren’t included and can be cheaper. Marathahalli (₹6,613), Whitefield (₹7,440) and Electronic City (₹7,554) had the lowest medians, and HSR Layout (₹13,448) and Indiranagar (₹14,572) the highest.
Q: What is the rent for a single room PG in Bangalore?
Single rooms are priced separately from the starting rates shown on listings and vary by building and availability, so ask the operator for the exact rate. Starting rates for shared rooms in October 2026 ranged from ₹4,797 in Electronic City to ₹35,000 in HSR Layout.
Q: How much does a PG in Bangalore cost with food?
Stanza Living properties usually list meals as an amenity. Their starting rates ranged from ₹6,499 to ₹19,399 in our October 2026 data. If your PG doesn’t include food, published cost-of-living estimates put food at about ₹3,000 to ₹6,000 a month for one person.
Q: What is the rent for a PG in Bangalore per day?
Most PGs in Bangalore don’t publish daily prices. Some co-living operators accept short stays on request, priced individually. For stays of a month or more, monthly pricing is always much cheaper than paying by the day.
Q: Do PGs in Bangalore allow couples?
Most PGs are gender-segregated by room or floor, so couple-friendly options are limited. A few studio-style co-living setups allow couples, but confirm the policy in writing before you pay anything.
Q: Which is the cheapest area for PG in Bangalore?
Marathahalli had the lowest median starting rate in our October 2026 data (₹6,613), followed by Whitefield (₹7,440) and Electronic City (₹7,554). Electronic City has the most budget supply overall, with 30 managed listings, half of them between ₹7,181 and ₹8,438.
Q: How much deposit do PGs in Bangalore charge?
Managed co-living operators usually charge 1 to 2 months of rent with a documented refund policy. Local landlord PGs typically charge 1 to 3 months, often informally.
Q: Are working women’s hostels cheaper than ladies PGs in Bangalore?
Often, but most trust-run hostels such as the YWCA don’t publish their fees, so call for current rates and mess charges. They also come with waiting lists and stricter entry times. Managed co-living has published prices: in October 2026, starting rates ran from ₹4,797 in Electronic City to a median of ₹14,572 in Indiranagar.
Q: Is co-living the same as a PG in Bangalore?
Not exactly. A traditional PG is typically run by a private landlord with basic amenities. Co-living spaces are run by professional operators with standardized amenities and app-based maintenance, and usually cost 20 to 40% more.
